The views are hard to beat, but the environment tests every material, every joint, and every shortcut. Foundation Choices for Coastal Soil

The coast isn’t like building inland. Sandy, clay-heavy, and waterlogged soils are standard from Newport to Waldport, and they shift. A standard slab-on-grade that works fine in the valley can crack and settle within a few years out here.

Most coastal homes do best with a raised foundation—either a crawl space or pier system—that keeps the structure above grade and allows airflow underneath. Deep footings, often 24 inches or more, are necessary to reach stable soil below the moisture line. French drains and perimeter drainage systems aren’t optional; they’re part of the build. Without proper drainage planning, water collects against your foundation walls and creates long-term structural problems.

If your lot has significant slope—common in Depoe Bay, Yachats, and parts of Lincoln City—a thorough excavation and site prep phase is essential before any concrete gets poured. Getting the grading right at the start prevents expensive fixes later.

Wind and Moisture Protection

We use housewrap with taped seams and a vented rainscreen gap so moisture that gets behind the cladding can dry out instead of sitting against your sheathing. Skip this step and you’re looking at rot inside the wall cavity within five to ten years.

Best Materials for Coastal Homes

Material selection makes or breaks a coastal home’s longevity. Here’s what we recommend based on years of seeing what holds up:

  • Siding: Fiber cement (like HardiePlank) or cedar. Vinyl warps and fades in UV; fiber cement resists rot, fire, and impact. Cedar weathers beautifully but needs maintenance every few years.
  • Roofing: Architectural asphalt shingles rated for 130+ mph winds, or standing-seam metal. Metal roofs handle salt air well if they’re coated aluminum or Galvalume—avoid bare steel, which corrodes fast.
  • Windows: Vinyl-framed or fiberglass with double- or triple-pane glass. Wood frames look great but require constant upkeep in salt air. Impact-rated glazing is worth the investment in exposed locations.
  • Fasteners and hardware: Stainless steel or hot-dipped galvanized only. Standard zinc-plated fasteners rust within a year near the ocean.
  • Decks and fencing: Composite decking and properly chosen fencing materials outlast wood by decades in coastal conditions.

Working with Local Contractors

The single biggest factor in a successful coastal build is hiring a contractor who knows the terrain. Building codes, soil conditions, wind exposure, and permitting requirements vary significantly from one part of Lincoln County to another. A lot in Newport near the bay has different challenges than a hillside lot in Yachats or a beachfront parcel in Lincoln City.

Local contractors understand the quirks—which lumber yards stock coastal-grade materials, which inspectors want to see what documentation, and how to schedule subcontractors around the weather windows that actually exist out here. A crew from Portland might give you a lower bid, but if they’ve never dealt with a week of 50-mph winds stalling their framing schedule, that bid won’t hold.

Timeline Expectations

A straightforward custom home on the coast typically takes 8 to 14 months from permit approval to move-in, depending on size and complexity. But the word “straightforward” is doing a lot of work in that sentence.

Weather delays are real. November through March is essentially a lost window for exterior work on many sites. Excavation and site prep need to happen during dry months when possible, because moving heavy equipment on saturated coastal soil tears up the lot and creates drainage problems you’ll inherit for the life of the house. Plan to start your site work in late spring or summer, get the structure dried in before winter, and finish interiors through the wet months.

Common Surprises and How to Avoid Them

After building homes across the coast, these are the issues that catch people off guard most often:

  • Septic system requirements. Many coastal lots aren’t on municipal sewer. A perc test and engineered septic design can add weeks and thousands of dollars if you aren’t expecting it.
  • Setback and height restrictions. Oceanfront and bluff-top lots often have strict setback rules, view corridor restrictions, and height limits that reduce your buildable area significantly.
  • Utility connections. Running power, water, and sewer to a rural coastal lot can cost $10,000 to $50,000 depending on distance. Get utility quotes before you finalize your budget.
  • Tree removal permits. Several Lincoln County communities require permits to remove trees, even on your own property. Plan for this during site prep.
  • Material lead times. Custom windows, specialty siding, and coastal-rated hardware often have 6–12 week lead times. Order early or your schedule stalls.

Permits and Inspections in Lincoln County

New construction in Lincoln County requires building permits through Lincoln County Building Department or the relevant city (Newport, Lincoln City, Depoe Bay, Waldport, or Yachats each have their own permitting offices). You’ll need:
