- 200 square feet and over: Any shed at or above 200 sq ft requires a building permit. You’ll need a site plan, and the structure must meet Oregon Residential Specialty Code standards.
- Setback requirements: In most residential zones, sheds must sit at least 5 feet from side and rear property lines. Properties in Newport, Lincoln City, Toledo, or Depoe Bay may have additional overlay zone rules—especially near the shoreline or in flood zones.

- Pressure-treated lumber: All framing and structural members are treated for ground contact and moisture resistance. Standard SPF framing won’t last five years out here.
- Metal roofing: Standing-seam or corrugated metal is our go-to for shed roofs. It sheds rain instantly, resists moss better than asphalt shingles, and handles coastal wind loads without lifting. We’ve seen composition roofs on pre-fab sheds peel off in their first winter storm.
- Moisture-resistant siding: LP SmartSide, fiber cement, or pre-primed engineered wood. We avoid raw T1-11 and untreated plywood—they absorb moisture and rot from the inside out within a few seasons.
- Stainless or hot-dipped galvanized hardware: Every fastener, hinge, and bracket is rated for corrosive environments. Standard zinc-plated hardware rusts and fails fast in salt air.
The upfront cost of quality materials is always less than the cost of replacing a shed that falls apart in three years. We’ve seen it dozens of times, and it’s the main reason homeowners call us after their pre-fab kit shed fails.
Workshop vs. Storage: What Are You Really Building?
This is the question we ask every customer before we start designing. A storage shed and a workshop have very different requirements:
If it’s primarily storage, you can keep costs down with a simpler layout—double doors for easy access, basic shelving, and good ventilation to prevent mildew. A gravel pad foundation works well, and you can skip electrical in most cases.
If it’s a working shop, you’ll want a concrete slab for a solid, level floor. Plan for a 200-amp subpanel or at minimum a dedicated 20-amp circuit for power tools. Insulation makes a huge difference if you plan to work through winter—and on the Oregon Coast, that’s half the year. We also recommend at least one window for natural light and cross-ventilation.

- Gravel pad: The most affordable option. A compacted gravel base provides drainage and keeps the shed off wet ground. Works well for small to mid-size storage sheds. We grade the pad for positive drainage so water moves away from the structure, not under it.
- Concrete slab: The best choice for workshops and any shed over 200 sq ft. A 4-inch slab with wire mesh gives you a solid, level, permanent floor. Worth the investment if you’re running power tools or storing anything heavy.
- Pier blocks: Concrete pier blocks elevate the shed frame off the ground, allowing air circulation underneath. Good for sloped lots and sites with drainage issues. We use these frequently on hillside properties in Depoe Bay and Newport where grading for a slab would be impractical.
Getting the foundation right is the most important part of the build. A shed with a bad foundation settles, doors stop closing, and water gets in. We see this constantly with pre-fab kits that come with no real foundation plan.
Cost Considerations & Value
Custom shed costs vary widely based on size, materials, and features. Here’s a general range for what we build in Lincoln County:
- Basic storage shed (8×10 to 10×12): $4,000–$7,000

Why Pre-Fab & Kit Sheds Fail on the Coast
We’re not here to trash the big-box shed kits, but we do see the results year after year. Here’s why they don’t hold up on the Oregon Coast:
- Untreated lumber: Most kits use standard framing lumber with no pressure treatment. In our climate, that means rot within three to five years—sometimes sooner.
- Lightweight roofing: Thin asphalt or rolled roofing can’t handle sustained coastal winds. We’ve seen entire roofs peel off kit sheds after a single November storm.
- No foundation plan: Kits assume you’ll figure out the foundation. Most people set them on bare ground or a few landscape timbers. Within a year, the shed settles unevenly, doors jam, and moisture wicks up from below.
- Generic hardware: Zinc-plated hinges and fasteners corrode fast in salt air. Doors sag, latches freeze, and panels loosen.
- No local code compliance: Kit sheds are designed for average conditions. They don’t account for Lincoln County wind loads, coastal building code requirements, or the specific setback and zoning rules in Newport, Lincoln City, or unincorporated county areas.
